Od tega je bilo pribli\u017eno 62 odstotkov vrednosti prometa z nepremi\u010dninami realiziranega s stanovanjskimi nepremi\u010dninami, 17 odstotkov s poslovnimi nepremi\u010dninami, deset odstotkov z zemlji\u0161\u010di za gradnjo stavb, tri odstotke s kmetijskimi in gozdnimi zemlji\u0161\u010di, osem odstotkov pa z vsemi preostalimi vrstami nepremi\u010dnin skupaj.<\/p>\n<p>\u0160tevilo evidentiranih poslov z nepremi\u010dninami je bilo lani celo najve\u010dje od leta 2007, ko so jih za\u010deli na geodetski upravi spremljati. V primerjavi z letom 2015 se je pove\u010dalo za slabo desetino, v primerjavi z letom 2009, ko je bilo najmanj\u0161e, pa za skoraj 60 odstotkov.<\/p>\n<p>Skupna pogodbena vrednost evidentiranih poslov se je v primerjavi z letom 2015 pove\u010dala za pribli\u017eno \u010detrtino, kar je najve\u010dje pove\u010danje od za\u010detka spremljanja. Od leta 2013, ko je bila najmanj\u0161a, pa je bila kar za dve tretjini ve\u010dja.<\/p>\n<p>Rast \u0161tevila prodanih stanovanjskih nepremi\u010dnin se je lani nadaljevala tretje leto zapored. Za razliko od leta 2015, ko se je to \u0161tevilo pove\u010dalo izklju\u010dno na ra\u010dun prodaje stanovanj v ve\u010dstanovanjskih stavbah, se je lani opazno pove\u010dalo tudi \u0161tevilo prodaj hi\u0161, celo bolj kot stanovanj.<\/p>\n<p>Glavni dejavniki, ki vplivajo na rast povpra\u0161evanja po stanovanjskih nepremi\u010dninah, so nizke obrestne mere in sicer skromna rast obsega stanovanjskih posojil, ki traja \u017ee tri leta, prav tako pa tudi pove\u010danje zaposlenosti in rast mase pla\u010d ter zni\u017eanje cen stanovanj v \u010dasu krize.<\/p>\n<p>Nizke obrestne mere poleg zadol\u017eevanja za nakup ali lastno gradnjo nepremi\u010dnin vzpodbujajo tudi nalo\u017ebe v nepremi\u010dnine, kot alternativo var\u010devanju ali bolj tveganim nalo\u017ebam.<\/p>\n<p>Potem ko je leta 2015 dosegla dno, je lani kon\u010dno o\u017eivela tudi prodaja zemlji\u0161\u010d za gradnjo stavb. \u0160tevilo prodaj se je v primerjavi z letom 2015 pove\u010dalo za okoli \u0161estino, kar bi lahko bila napoved skoraj\u0161njega za\u010detka novega investicijskega cikla.<\/p>\n<p>Je pa lani upadla prodaja pisarni\u0161kih prostorov ter trgovskih, storitvenih in gostinskih lokalov. Kljub temu je glede na razmeroma ugodne gospodarske okoli\u0161\u010dine, nizke obrestne mere in nara\u0161\u010danje nalo\u017ebene privla\u010dnosti nepremi\u010dnin pri\u010dakovati tudi postopno pove\u010devanje dejavnosti trga poslovnih nepremi\u010dnin, pi\u0161e v letnem poro\u010dilu geodetske uprave.<\/p>\n<p>Po\u010dasi nara\u0161\u010dajo tudi cene nepremi\u010dnin. Trenutno so cene stanovanj in stanovanjskih hi\u0161 \u0161e ni\u017eje kot pred krizo, a razprodaj stanovanj iz nasedlih projektov ni ve\u010d, na trg pa prihajajo \u0161e zadnje zaloge novogradenj iz preteklih let. Preostala stanovanja tako \u017ee dosegajo normalne tr\u017ene cene.<\/p>\n<p>V letu 2017 na geodetski upravi pri\u010dakujejo postopno umirjanje rasti prometa s stanovanjskimi nepremi\u010dninami. Pri\u010dakovati je tudi nadaljnjo rast cen stanovanj, hi\u0161 in zemlji\u0161\u010d za gradnjo &#8211; ta bo najhitrej\u0161a na obmo\u010dju Obale in v Ljubljani z okolico, kjer je povpra\u0161evanje najve\u010dje in zaradi pomanjkanja novogradenj po\u010dasi presega ponudbo.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>V Sloveniji je bilo lani po prvih izra\u010dunih Geodetske uprave RS sklenjenih 32.000 kupoprodajnih poslov z nepremi\u010dninami, \u0161tevilo prodanih stavb, delov stavb in zemlji\u0161\u010d pa se je zelo pribli\u017ealo tistemu iz rekordnega leta 2007.
