Raziskava ka\u017ee, da je 37 odstotkov Evropejcev od marca lani razmi\u0161ljalo o tem, da bi se preselili izven mesta. Ta trend je najbolj o\u010diten v Avstriji, Italiji in na Finskem, so sporo\u010dili.<\/p>\n<p>\u0160tevilni prebivalci mest zdaj i\u0161\u010dejo ve\u010d prostora in \u017eelijo ve\u010dje nepremi\u010dnine na pode\u017eelju. To je deloma posledica tega, da je veliko ljudi delalo od doma in so si za\u017eeleli ve\u010d prostora za vzpostavitev doma\u010de pisarne, pravijo v dru\u017ebi.<\/p>\n<p>&#8220;Po vsej Evropi opa\u017eamo veliko ve\u010d kupcev, ki se zaradi sprememb \u017eivljenjskega sloga, ki jih je povzro\u010dil covid-19,&#8221; pravi direktor Remax Slovenija Igor Horvat. &#8220;Ti kupci si \u017eelijo ve\u010d prostora v svojih domovih, \u017eelijo biti bli\u017eje naravi ali poiskati ve\u010dje nepremi\u010dnine na pode\u017eelju. Pri\u010dakujemo, da se bo ta \u017eivljenjski trend nadaljeval skozi vse leto 2021,&#8221; dodaja.<\/p>\n<p>Kot ka\u017ee raziskava podjetja Mary\/blue, se je dobra tretjina (35 odstotkov) Evropejcev v \u010dasu pandemije za\u010dela zanimati za nakup ali prodajo nepremi\u010dnine. Dele\u017e teh je najvi\u0161ji v Tur\u010diji (60 odstotkov) in \u0160paniji (56 odstotkov).<\/p>\n<p>Ne glede na visok dele\u017e interesentov za nakup oz. prodajo pa je veliko tudi tistih, ki odlo\u010ditev o prodaji in nakupu v upanju na bolj\u0161e \u010dase prelagajo, kar pa prispeva k zmanj\u0161ani ponudbi na trgu. Tudi povpre\u010dno \u0161tevilo dni, ko je nepremi\u010dnina na trgu, se je v nekaterih dr\u017eavah (Nem\u010dija, Francija, Bolgarija) podalj\u0161alo.<\/p>\n<p>V Sloveniji se \u010das nepremi\u010dnine na trgu, predvsem pri aktualnih nepremi\u010dninah, kot so stanovanja v mestih in bivalne hi\u0161e na pode\u017eelju, zmanj\u0161uje, ugotavljajo.<\/p>\n<p>Vpliv pandemije na evropski nepremi\u010dninski trg bodo lahko sicer ocenili konec leta 2021, pravijo.<\/p>\n<p>Klju\u010dni dejavnik pri odlo\u010danju za prodajo ali nakup je cenovna dostopnost nepremi\u010dnin. S temi izzivi se v najve\u010dji meri sre\u010dujejo na Nizozemskem in v Avstriji, nizke hipotekarne stopnje pa spodbujajo dejavnost v Tur\u010diji in \u0160paniji in prav tako v Sloveniji.<\/p>\n<p>&#8220;Kljub temu, da trga v Sloveniji ne moremo posplo\u0161evati, mu je skupno to, da je povpra\u0161evanja po stanovanjskih nepremi\u010dninah po mestih \u0161e povsod veliko,&#8221; pravijo. Posebej v Ljubljani zaznavajo pomanjkanje novih stanovanj za srednji razred, ki so cenovno bolj dostopna. Na trgu je veliko nepremi\u010dnin vi\u0161jega cenovnega razreda.<\/p>\n<p>V Evropi je sicer najve\u010d tr\u017ene dejavnosti v povezavi s stanovanji in enodru\u017einskimi hi\u0161ami, medtem ko je najve\u010dje povpra\u0161evanje po po\u010ditni\u0161kih in rekreacijskih nepremi\u010dninah. Ta trend je izrazit predvsem v Gr\u010diji, na \u010ce\u0161kem, v Italiji in na Slova\u0161kem. Po nadstandardnih nepremi\u010dninah je najve\u010d povpra\u0161evanja na Norve\u0161kem in Poljskem. Trg nadstandardnih nepremi\u010dnin sicer povsod ostaja stabilen in napovedi ka\u017eejo, da bo zaradi \u017eivljenjskih sprememb tako tudi ostalo.<\/p>\n<p>Glede bivalnega standarda, ki po ugotovitvah igra klju\u010dno vlogo pri nakupu nepremi\u010dnine, je raziskava pokazala, da so glavni dejavniki povezani z dostopnostjo do zelenih povr\u0161in in lokalnih trgovin, z bli\u017eino dela in javnega prometa ter z dostopnostjo do kakovostnih izobra\u017eevalnih ustanov. Bivalni standardi<\/p>\n<p>Na kakovost bivanja v nekaterih najbolj turisti\u010dnih destinacijah v Evropi je vplivalo dolgotrajno zaprtje turisti\u010dnega segmenta. 43 odstotkov Evropejcev verjame, da je pomanjkanje turizma od za\u010detka covida-19 izbolj\u0161alo njihovo po\u010dutje in pozitivno vplivalo na kakovost bivanja.
