Cene stanovanj na Obali oz. v Kopru, Kranju, Celju in Mariboru so posko\u010dile za 10 do 12 odstotkov, je v danes objavljenem poro\u010dilu o slovenskem nepremi\u010dninskem trgu za prvo polletje 2021 zapisal Gurs.<\/p>\n<p>Srednja cena rabljenega stanovanja (mediana) v Sloveniji je v prvem polletju letos zna\u0161ala 1980 evrov na kvadratni meter. Mediana je bila, potem ko je v drugi polovici leta 2020 prvi\u010d v zgodovini presegla 3000 evrov na kvadratni meter, v prvem polletju letos pri 3250 evrih na kvadratni meter. V Ljubljani so sicer cene stanovanj rekordno zrasle leta 2018, za 15 odstotkov na letni ravni.<\/p>\n<p>Na Obali je bila v prvem polletju letos srednja cena rabljenega stanovanja 2700 evrov, v Kranju in okolici 2520 evrov, v severni in ju\u017eni okolici Ljubljane 2500 evrov, v Celju 1600 evrov in v Mariboru 1550 evrov na kvadratni meter.<\/p>\n<p>&#8220;Visoko rast cen stanovanjskih nepremi\u010dnin po eni strani poganja veliko povpra\u0161evanje, ki ga vzpodbujajo nizke obrestne mere in dostopnost denarja, po drugi strani pa omejena ponudba novogradenj,&#8221; so zapisali v Gursu in dodali, da nizke obrestne mere spodbujajo tako nakupe nepremi\u010dnin za lastno uporabo kot nalo\u017ebene nakupe in investicije v gradnjo stanovanjskih enot za tr\u017eno prodajo.<\/p>\n<p>Na vi\u0161anje cen stanovanjskih nepremi\u010dnin po ugotovitvah Gursa vse bolj vplivajo tudi vse vi\u0161je cene zemlji\u0161\u010d za gradnjo, posredno pa tudi rast gradbenih stro\u0161kov, ki je posledica globalnega zvi\u0161evanja cen transporta in gradbenih materialov zaradi pandemije.<\/p>\n<p>Visoke cene stanovanj povzro\u010dajo tudi nadaljnjo rast povpra\u0161evanja po zazidljivih zemlji\u0161\u010dih in vse mo\u010dnej\u0161o stanovanjsko gradbeno ekspanzijo. &#8220;Ta je najbolj o\u010ditna v Ljubljani, kjer je obseg trenutne in na\u010drtovane stanovanjske novogradnje \u017ee primerljiv s tistim pred krizo leta 2008,&#8221; pravi Gurs.<\/p>\n<p>Po navedbah uprave prakti\u010dno povsod po Sloveniji ponudba novih stanovanj, kljub temu da na trg postopoma prihaja vse ve\u010d novogradenj, \u0161e vedno zaostaja za povpra\u0161evanjem.<\/p>\n<p>Zaustavitve rasti cen stanovanjskih nepremi\u010dnin pa po mnenju Gursa ni pri\u010dakovati, dokler ponudba novih stanovanj ne bo presegla povpra\u0161evanja in se ne bo \u010das njihove prodaje bistveno podalj\u0161al oz. dokler se ne bodo za\u010dele kopi\u010diti zaloge neprodanih stanovanj. Zaenkrat se ve\u010dina novozgrajenih stanovanj v najve\u010djih mestih in turisti\u010dnih krajih, kljub rekordnim cenam, \u0161e vedno proda, preden so zgrajena.<\/p>\n<p>Promet s stanovanjskimi nepremi\u010dninami je bil v prvem polletju z 8350 evidentiranimi posli na ravni drugega polletja lani in za slabih 30 odstotkov ve\u010dji kot v prvem polletju lani, ki je bilo prvo, ki ga je zaznamovala epidemija covida-19. V primerjavi s prvim polletjem &#8220;normalnega&#8221; leta 2019 je bilo \u0161tevilo evidentiranih kupoprodaj manj\u0161e le za pet odstotkov, pravi Gurs.<\/p>\n<p>Najve\u010djo rast trgovanja s stanovanjskimi nepremi\u010dninami od za\u010detka leta 2019 so zabele\u017eili v drugem polletju 2020, ko je bilo \u0161tevilo transakcij za skoraj 30 odstotkov ve\u010dje kot v prvem polletju 2020.<\/p>\n<p>\u0160tevilo poslov z nepremi\u010dninami je letos na za\u010detku leta najprej upadalo in februarja doseglo svoje drugo dno po nastopu pandemije. Prvo, globlje dno je bilo dose\u017eeno v prvem valu epidemije aprila 2020. Po tretjem valu epidemije je marca letos trgovanje z nepremi\u010dninami ponovno o\u017eivelo, tako da je bilo ob koncu leto\u0161njega prvega polletja \u0161tevilo kupoprodaj \u017ee ve\u010dje kot pred epidemijo.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Cene stanovanj in hi\u0161 so po mar\u010devski o\u017eivitvi nepremi\u010dninskega trga pospe\u0161eno rasle.
